A 12 × 14 foot room offers more placement choices than a 10 × 12, but the usable wall and traffic path still decide the sofa size. Test an 84–100-inch sofa on an uninterrupted wall; do not treat the room dimensions as a fit guarantee.
Enter your measurements in the calculator ↗Short wall or long wall: compare the same sofa
A room’s longer wall gives more sofa width, but placing the sofa there leaves the shorter dimension in front of it. Compare both dimensions before choosing.
| Placement | 96-inch sofa: each end | Room depth in front direction |
|---|---|---|
| On the 12-foot wall | (144 − 96) ÷ 2 = 24 in | 168 in |
| On the 14-foot wall | (168 − 96) ÷ 2 = 36 in | 144 in |
Add the table and sofa depth
For a 38-inch-deep sofa, an 18-inch gap and a 20-inch-deep table, the group projects 76 inches from the sofa wall. That leaves 92 inches in the 168-inch direction, or 68 inches in the 144-inch direction, before any opposite furniture. Doors, a chaise and a second chair may break up that remaining space.
In the calculator, enter the length of the sofa wall as room width and the distance toward the opposite wall as room depth. Swap 12 and 14 when you test the other placement. Check the chaise orientation separately if you are considering a sectional.

Room placement and delivery are separate checks. Confirm the route with the seller when it is tight.
