A 12 × 12 foot room has 144-inch walls, but the usable sofa wall is often shorter because of doors, windows and circulation. A 78–96-inch sofa is a range to test on a clear 12-foot wall, not a recommendation for every layout.

These examples use an uninterrupted 144-inch wall with the sofa centered. They measure spare wall length, not walking clearance.
| Sofa width | Wall left over | At each end |
|---|---|---|
| 78 in | 66 in | 33 in |
| 84 in | 60 in | 30 in |
| 90 in | 54 in | 27 in |
| 96 in | 48 in | 24 in |
One footprint to tape out
An 84 × 36-inch sofa, an 18-inch gap and a 20-inch-deep coffee table use 74 inches of the 144-inch room depth. That leaves 70 inches to the opposite wall before adding other furniture. A 16-inch-deep cabinet there would reduce that remainder to 54 inches. Measure the narrowest actual route around the table and doors; the remainder is not automatically one continuous walkway.
If a radiator blocks 18 inches of the sofa wall, an 84-inch sofa leaves 42 inches total: 144 − 18 − 84. A centered placement within that usable wall leaves 21 inches at each end. Use the blocked-wall input in the calculator to test your own numbers.
